Most first-time hosts spend weeks choosing the apartment and minutes choosing the furniture. It should be the other way round. Your furniture is what guests photograph, sleep on, review, and, if it is cheap or badly made, the first thing to fail.
At Luxenest Properties we furnish and style Airbnb apartments across Gauteng, from studios to three-bedroom units. The same questions come up on almost every first call: What will it cost? Is luxury worth it? And how do I know the furniture is safe and will last? This guide answers all three.
Your furniture is your product
A short-term rental is not a home. It is a hospitality product, and guests judge it in seconds, first from your listing photos and then from the moment they walk in. Read a handful of reviews on any well-performing listing and you will see the same things come up: the bed, the linen, the cleanliness and how the space feels.
Luxury does not have to mean expensive for its own sake. It means considered: a comfortable hotel-style bed, layered lighting, a cohesive palette, textures that photograph well, and a few statement pieces that make your listing memorable. That is what lets you compete on experience instead of on the cheapest nightly rate.
Why safety comes first
A guest who has a beautiful photo shoot in your apartment but a bad fall, a scare with a faulty plug or a smouldering sofa will not be leaving a five-star review. Safety is also your protection as a host. A busy unit is used far harder than a family home, so small shortcuts turn into real risks quickly. This is the checklist we work through on every project:
- Fire-conscious upholsteryCheap foam and synthetic covers can burn fast and give off toxic smoke. Ask your supplier what the foam and fabric are made of, and choose quality, fire-conscious materials for sofas, headboards and mattresses.
- Compliant electricalsBuy appliances, plugs and extension leads that carry the relevant South African compliance marks (SABS or NRCS). Avoid overloaded multi-plugs, and add surge protection for the TV and Wi-Fi equipment.
- Stable, secured piecesWall-mount TVs properly, fix tall wardrobes and shelving to the wall, and choose solid bed frames with sturdy slats. Guests are strangers to your furniture, so nothing should wobble.
- Safe glass and edgesUse tempered safety glass for coffee tables and mirrors, and choose rounded corners in walkways. Keep balcony furniture heavy and away from the railing.
- Guest-safety basicsA working smoke detector, a fire blanket or extinguisher in the kitchen, a first-aid kit, and emergency numbers in the guest pack cost very little and matter a great deal.
- Hygiene and airMattress protectors, washable covers and good ventilation keep the unit fresh and prevent damp and mould, which is one of the fastest ways to lose a review.
Always check your landlord's, body corporate's and insurer's requirements before you install or change anything in the unit, including smart locks and wall-mounted items.
Quality costs less than replacing
A lounge suite in a busy Airbnb is used by dozens of guests a month. It ages like a hotel sofa, not a family one. That is why frame construction, foam density and fabric durability matter far more than the showroom finish.
Consider an illustration. A sofa that costs R6,000 less but sags after eight months has to be replaced, and the unit may be styled poorly, or even offline, while you do it. Add the replacement cost and a review that mentions an uncomfortable sofa, and the cheap option has become the expensive one. The same goes for mattresses, bed frames, linen and towels. The pieces guests touch most are the ones to buy well.
What furnishing an Airbnb really costs
Budgets vary with the size of the unit and the finish you choose, and furniture is only part of the picture. Linen, towels, kitchen essentials and the cost of setting the apartment up all add up. These are our current guide prices for Johannesburg, using our Modern Collection:
| Unit | Furnishing package | Airbnb-ready total | With décor upgrade |
|---|---|---|---|
| Studio / 1 bedroom | from R45,000 | R63,500 | R71,500 |
| 2 bedroom | from R75,000 | R102,000 | R110,000 |
| 3 bedroom | from R110,000 | R142,000 | R150,000 |
All prices include VAT. “Airbnb-ready total” = furnishing package + R10,000 fixed setup and sourcing fee (delivery, assembly, staging and handover) + bedding and bathroom essentials. Bathroom counts assumed at one for a studio/1-bed and two for 2- and 3-beds. The Luxe Collection is quoted per project. A laundry and appliances pack (from R9,500) and a smart lock (from R5,000) are optional extras. Final quotes are confirmed after a property assessment. Rent, deposit, utilities and internet are not included.
What you are buying is not just furniture. It is sourcing from vetted suppliers, quality inspection on arrival, professional assembly and photo-ready staging, so the apartment is finished and ready to list rather than half-built with a pile of boxes.
Our pieces come through a supplier network that includes Luxenest Maison, Decofurn and @home. Every item is inspected on arrival, before it goes into your unit, so problems are caught before a guest ever sees them.
Before you furnish
- Get the lease and approvals right firstIf you are renting the unit, you need the landlord's written approval for short-term letting before you spend anything.
- Run the numbers on the specific propertyCheck the likely nightly rate, occupancy, competing listings and running costs before you commit to a lease or a furnishing budget.
- Choose a direction and stick to itA clear look, whether contemporary neutrals or warm gold accents, photographs better and feels more expensive than a mix of unrelated pieces.
- Spend on sleep, then on the restThe mattress, bedding and bathroom basics come first. Décor upgrades can follow once bookings are coming in.
